Complete Property Management Services

We take the headache of handling vacancies, tenant relations, bill pay, maintenance, and emergencies. MAI will prepare your property for renting, market your property, screen your prospective tenants, execute leases, and handle everything that comes up at the property so you don’t have to worry about it.

We also have lots of experience dealing with the City of Los Angeles, Rent Stabilization, Systematic Code Enforcement (SCEP), and Earthquake Retro-Fit so if questions or concerns arise with regards to your property, we will handle them so you won’t have to!

Complete Section 8 Subsidized Property Management Services

Whether you have a few tenants with Section 8 vouchers, or an entire building with Project Based Section 8 units, we will act as a liasion with HUD and/or HACLA to handle Waiting Lists, Contract Renewals, Occupancy Reviews, Rent Increases, Inspections, Audits, and all required document retention. You can rest assured that your property and your tenants will be in compliance with the ever-changing HUD rules and regulations since Management Associates, Inc. is a HUD Approved,property management company, and we have been trained as HUD Occupancy Specialists.

We can also provide Section 8 Services exclusively if a property owner wants to manage their own property but has not received certification from HUD.

Property Accounting Services

Some property owners wish to manage their properties themselves but they may not have the time or the resources to properly document all of the income and expenses necessary for their real estate portfolios. MAI provides exclusive accounting services that rival the best in the business. We can pay your bills, process move ins and move outs, and provide you with a monthly, quarterly, or annual financial report, whichever you prefer. Your financial report will include a complete and comprehensive breakdown of your property’s income and expenses that is easy to read and understand. MAI can handle the accounting for your conventional properties and your subsidized properties.

Property Leasing Only

Some property owners wish to manage their properties themselves once a qualified tenant has moved in, but they don’t want to incur the time and expense of marketing, scheduling showings with prospective tenants, and processing credit & eviction checks, or criminal background screenings. It may feel like a daunting task to prepare a lease agreement that protects you as the landlord and also complies with the ever changing state and federal laws.

MAI belongs to The Apartment Owners Association of America, as well as The South Bay Board of Realtors so we have excellent resources in place to handle leasing on behalf of our clients. Our leasing fees are extremely competitive, and once you get to know us, you’ll feel comfortable knowing that we can take on the complete management of your property if that is something you decide to do in the future.

Interior & Exterior Design Services

At MAI, we have a certified ASID interior designer on staff.  She is actively involved with all of our unit turnover repairs and renovations, and is an integral part of partial and complete remodeling projects which we offer to our management clients, as well as to new clients specifically looking to upgrade their properties.
